The nature of this position is that of a working supervisor; hours of work vary between day and night shifts.Job Qualifications:
Must hold a chief custodian certification (120 hours), be in the process of obtaining it, or a commitment should be made to obtain the chief custodian's certificate within 60 days.Prefer five years of successful experience as a Custodian-Fireman, or the equivalent and/or maintenance supervisor experience.Must possess a High Diploma or Equivalent.Working knowledge of Building Systems, Heating Ventilation and Air Conditioning Systems, e.g. Boilers, Chillers is required.Demonstrated stable work history, strong work ethic, positive attitude, and good interpersonal skills.Demonstrated ability to use sound judgment, follow through on assigned tasks; and maintain confidentiality.Demonstrated ability to build and maintain effective working relationships and interact professionally with all levels of staff, students, parents, vendors, clients, visitors, and community members.Must hold a Pool Operator Certificate or obtain one within a specified time.Maintains a current driver's license.Committed to professional development for career advancement.Essential Functions:
Responsible for assigned school buildings and grounds concerning the proper operation of mechanical equipment and security of the building (24 hours per day – 7 days per week).Manages all building systems operations including all preventive maintenance of motors, equipment, vehicles, gasoline-powered equipment, and swimming pool(s) as applicable.Manages the District-wide work order system to plan, schedule, and assign tasks in building maintenance operations.Manages the efficient and effective use of time by the staff by such means as enforcing the Departmental guidelines and Board policies to meet standards.Manages and administrates a perpetual inventory system, including the requisitioning of new cleaning equipment and supplies ensuring proper distribution and control.Assures compliance with all safety and municipal codes (NFPA, OSHA, NEC, etc.)Prepares and/or manages administrative reports, such as work activity, bi-weekly inspections, annual employee evaluations, and manpower utilization.Manages and assigns the day-to-day work for all building custodial staff and subordinates.Manages the orientation and training of all custodial employees with department job descriptions, duties and responsibilities to maximize effectiveness while meeting standards.Manages special or cyclical projects and additional tasks that reflect the nature of actual work assignments.Manages special projects and other related duties as assigned by School Facilities.Maintain acceptable attendance record.Other duties as assigned by Facilities Specialist or designee.
